Permission Maybe Required

 Local building regulations tend to change and be a little different from one authority to another, and with that in mind we recommend that you check with your local authority to find out exactly what you can do and what you can't, the following list covers the basics to give you an idea of the size and height that can be done on permitted development for your bespoke garden room, other variations may require planning permission. 

• Within 2 Metres of a boundary you may only have an internal area of 15 sq. Metres and a total height of 2.5 Metres from the highest point.
• Over 2 Metres from a boundary you can have an internal area of up to 30 sq. Metres and a total height of either 3 Metres or 4 Metres depending on the roof style, but once again check with your local authority.
• Your bespoke garden room must not take up more than 50% of your garden.
